When purchasing real estate in Montenegro, you should ensure that the house or apartment you choose is legally clear.
All properties listed on the website have been verified. For each option, all documents have been reviewed for any restrictions that might hinder a potential deal. Important! Unfortunately, in Montenegro, there are “lawyers” who work extremely dishonestly and incompetently, with some even deliberately misleading buyers. They often charge 1-2% of the property price for their services.
What does such a “lawyer” do? They take advantage of clients’ lack of understanding, language barriers, and trust in the lawyer’s image in a fancy office. Essentially, the “lawyer” will simply look at the property ownership certificate (list nepokretnosti) and explain what is written there. Any professional real estate agent can do the same thing for free. Remember—there are no “secret” databases in Montenegro accessible only to such “lawyers”! These are simply dishonest individuals who profit from unsuspecting buyers. Often, after a scathing report on a property, they will “helpfully” refer you to a “good realtor” with supposedly perfect properties. Shall we continue the story? :)))
