Real estate exchange support

We often receive requests about exchanging real estate in other countries for property in Montenegro.

  1. In Montenegro, there is no concept of “exchange”; it will be a buy-sell transaction both in Montenegro and in your country.
  2. The vast majority of apartments and houses on the market are owned by citizens of countries who are not interested in properties in your country.
  3. The selection available to you will be very limited—you need to be prepared for this, as well as for other compromises. Essentially, you will exchange for what is available, not necessarily for what you want.
  4. For the property owner in Montenegro, the entire selection also boils down to a single offer.
  5. Valuation of your property. If you are valuing your property outside of market realities, it is unlikely anyone will be interested in such an exchange.
  6. Such transactions require legal support in both countries.
  7. Finding exchange options for the client is a paid service.

 

Conclusion. The main reasons for wanting an exchange are difficulties in selling your property or a lack of understanding of payment/transfer methods to Montenegro. An adequate valuation will help you sell faster, and a small percentage of the transfer amount is worth being able to choose from dozens or hundreds of options, rather than just two.

Properties available for exchange will always have a corresponding note in their description. If it is not there, an exchange is not considered.
