A studio for summer rentals, a small vacation home, a family cottage for permanent residence, or an apartment in the city center are different types of properties. For successful income from seasonal rentals, consider properties in tourist areas near beaches. If you want to rent out an apartment annually, look for properties in areas with developed infrastructure; parking availability will be important. For personal residence, choose quiet locations with good transport accessibility.
- Purchase Budget. Determine a comfortable price range that will make purchasing property in Montenegro manageable. Remember that there are additional costs, such as transaction tax and notary fees.
- When You Plan to Purchase. This is a very important point. Often, clients start searching for property long before they are ready for viewings and to finalize a deal. The property market in Montenegro is fast-paced, and attractive properties at good prices are sold within a few weeks. We are happy to offer a selection of interesting options for you—but if we do so in November and you plan to come to Montenegro in April, it is a waste of time. This is especially true for properties listed at below-market prices—a €50,000 apartment or a €60,000 house are rare, exceptional cases. Such properties can only be acquired when you are in Montenegro or can quickly fly in for a viewing and to sign the contract.
- Payment Method. It is important to understand that new properties from developers can only be paid for via bank transfer. If this is not an option, you should look for resale properties with cash payment options. Some properties offer payment in national currencies (rubles, hryvnias, etc.), but applying such a filter to the real estate market may mean searching for years. Recently, there has been increasing information about a potential ban on such transactions, as these types of payments are outside the control of notaries certifying purchase agreements.
